Exit Planning in Real Estate: The Most Ignored Variable

Most real estate decisions focus heavily on entry. Exit planning is often postponed. This is a fundamental error.

Exit feasibility determines liquidity, pricing power, and downside protection. An asset without a clear exit audience is inherently illiquid, regardless of how attractive it appears at entry.

Exit planning requires understanding who the future buyer will be, under what conditions, and at what scale. It also requires realism about market depth and timing.

Documentation quality, asset flexibility, and regulatory clarity all influence exit success. These factors must be considered at acquisition, not disposal.
